Spring is upon us and as we all now have more time in our homes, thanks to Covid-19, many of us will consider projects around the house.

For your convenience here is some updated information on our application and review process for the approval of these projects follows;
Application is required:
1. Our Declaration and Home Exterior Standards requires that any and all changes to the exterior of the home or landscaping must have the approval of the ARC.
2. Interior changes that do not modify the exterior do not require ARC approval although may require permits from the Township, which I strongly encourage you to get. These permits help to assure that your contractor meets the current code and creates a record that the work was legally done. This record is very important at time of resale.
3. Toll Brothers remediation requires ARC approval. These applications are expedited through the process but there is no exemption provided in our Declaration for this work.
Application Process:
1. We have recently updated our web page on the RAP website ( https://my-rap.net/). All of the information that you need for the Application process (except info provided by your contractor) is now available in one location. Go to the “FORMS” drop down menu at the top of the page and click on “ARC FORMS”. This single location now contains links to the Application, plot plans, and current (2019) Standards pertaining to your project.
2. Please note that almost all applications require a plot plan of your property and additional information from your contractor. Typically this could include the location and design of your proposed handrail, the garden shape and location of new plantings with a list of material, plot plan showing new deck location and list of materials to be used, tree removal location, and cut sheets and locations of new or replacement light fixtures. INCOMPLETE APPLICATIONS DELAY PROCESSING!!!
3. All Applications must be submitted to the office of the Community Manager for processing.
4. Please allow time for this process. Our volunteer committee members will process applications within a reasonable amount of time. The applications should be submitted well in advance of any work to allow for the application to be reviewed and considered. Under the Standards we are given 45 days to process your Application, in reality processing time for a complete Application is normally measured in days rather than weeks.

The ARC continues to hold regular meetings and to process your Applications in a timely manner. Most recently we met via a web based virtual meeting site and found this format very effective and still complying with the social distancing required in these trying times.
